Demolition on Brisbane's Northside

Brisbane's northside runs from the old character streets of Wilston, Windsor and Clayfield, through post-war Stafford, Chermside and Geebung, out to Bracken Ridge and the bay at Sandgate. Demolition here ranges from careful approval work on pre-1947 homes to straightforward knockdowns of brick and fibro houses on generous blocks.

Northside housing stock

The inner north holds some of Brisbane's best-known character streets. Wilston, Windsor, Grange, Albion, Clayfield and Ascot are full of Queenslanders and interwar homes, many of them inside the Traditional building character overlay. Further out, suburbs such as Stafford, Kedron, Chermside, Geebung, Zillmere and Aspley were largely built up after the Second World War with lowset timber, fibro and later brick homes. These post-war houses are common candidates for knockdown rebuilds.

Creeks and flood mapping

Kedron Brook, Breakfast Creek, Downfall Creek and Cabbage Tree Creek wind through the northside, and properties near them can carry flood overlays. Parts of Kalinga, Lutwyche, Windsor and Nundah have been affected in past events. Flood mapping doesn't usually stop a demolition, but it often shapes the replacement home's floor height and can affect where fill and machinery can go. A FloodWise Property Report from Brisbane City Council is a quick way to check.

Access on the northside

Many inner-north streets were laid out long before tip trucks. In Wilston, Windsor and Kelvin Grove, expect narrow streets, steep driveways and on-street parking to work around. Middle-ring suburbs like Aspley and Carseldine are usually easier, with wider frontages and flatter ground.

Common northside jobs

  • Knockdown rebuilds of post-war homes in Stafford, Kedron, Chermside and Wavell Heights
  • Character-house approvals and partial demolitions in Wilston, Windsor and Clayfield
  • Shed, slab and driveway removal on larger blocks in Aspley and Bald Hills
  • Commercial and light industrial demolition around Geebung, Virginia and Banyo
  • Pool removals across the established suburbs

Approvals and services

Northside suburbs inside the Brisbane City Council boundary follow Brisbane City Plan 2014 for overlays, while a building approval from a private certifier covers the demolition itself. Power is disconnected through Energex, and water and sewer are handled under Urban Utilities requirements. If your property is further north, past Bald Hills and into Strathpine or Albany Creek, it falls under the City of Moreton Bay — see our Moreton Bay demolition page.

Trees and vegetation

Older northside blocks often carry big mango, jacaranda, fig and eucalypt trees. Some may be protected under council rules, so check before assuming everything can be cleared. Trees that are staying are fenced off to protect their roots while the house comes down.

Post-war knockdown streets

Wavell Heights, Nundah, Northgate and Kedron have whole streets of post-war timber homes on large, fairly flat blocks, which makes them popular for knockdown rebuilds and, on bigger lots, for subdivision. These houses often have fibro additions at the back and under the house, so the asbestos survey is an early step rather than an afterthought.

Sandgate and the northern bay

Sandgate, Shorncliffe, Deagon and Boondall sit on the northside's bay edge. Older beachside homes there may carry coastal and storm-tide overlays, and salt exposure is hard on roofing and fixings, so both are factored into how the job is planned.

FAQs

Common questions

Do you cover Sandgate and Shorncliffe?

Yes. Sandgate, Shorncliffe, Deagon and Boondall are part of Brisbane's northside. Older beachside homes there can carry coastal and storm-tide overlays, which are worth checking before planning a rebuild.

My Wilston house is a Queenslander. Can it be demolished?

If it was built in 1946 or earlier and sits in the Traditional building character overlay, demolition generally needs council development approval, which isn't guaranteed. Check the overlay mapping and get advice before planning around a knockdown.

Is flooding a problem for northside demolitions?

It depends on the street. Properties near Kedron Brook, Breakfast Creek and Cabbage Tree Creek may carry flood overlays, which mainly affect the new home's design. Check your FloodWise Property Report early.
